Fixed assets are longer-term investments that provide value to a company over time and are depreciated over time. Organisations can record as little or as much information as they need for each asset. The ability to save precise asset information and financial history provides significant data that may be used to make better-educated decisions.
Using our in-house software we can construct full asset registers from no information and build the register during first inspections and validation exercises or upload a complete asset register and produce a full planned preventative maintenance schedule linked directly to SFG20 for recognised statutory compliant plant maintenance schedule.
Eyecomply as a minimum will give or record the asset’s unique identity code, asset name, description, purchase and capitalisation dates, purchase cost, department, cost centre, residual value, and asset life and depreciation rule. This can be expanded or reduced to suit client’s needs.
At HAPS we conduct measured surveys that involve taking measurements of sites or buildings in order to produce accurate data that is then represented at a reduced scale. They are specified to an agreed level of detail, to acceptable accuracy tolerances, scale, delivery times, and costs.
An initial collection of accurate site data will provide the 'building block' of core information on which all subsequent phases of planning, design, and development are based. This was recognised in 2011 by the government initiative for building information modeling (BIM) whereby 3D spatial information about a building is tagged with feature intelligence and then shared between users throughout the building’s lifetime, design through to demolition.
The tools HAPS has at their disposal for the surveys include the use of sophisticated survey equipment as one of the methods of data capture, once dimensional data is produced to which 3D rendering services can follow if required using the Revit platform.
As the world of construction develops and adapts to the BIM environment it is required to embrace the challenges of becoming a digital industry, construction specifications remain a critical part of the process. They are as essential now as it has ever been, forming an integral part of a building information model (BIM) and the digital golden thread of information that provides living, accurate and up-to-date data from asset design through operation and end of life. During our professional services for delivering specifications and designs for our client, all our surveyors, architects, and engineers are fully encouraged to make sure that building owners, end-users, and maintenance service providers receive the benefit of our four deliverables.
• Capturing digital fingerprints
• Recording decisions
• Encouraging transparency
• Creating accountability
Nowadays, the best practice is to begin specification writing as early as possible in the project lifecycle. Early-stage specifications can capture information from the client review, documenting what the client is trying to achieve on the project. Early-stage work also provides a better understanding of a project's performance requirements. Any information incorporated into the client's EIR (employer information requirements) and discussions on complexes, entities, spaces, locations, elements, systems, and products contribute to the specification as it builds.
HAPS as part of the procurement process for construction projects on receipt of returned tenders make assessments that identify the tender that best meets the client’s needs and offers the best value for money in the long run. This is sometimes referred to as the ‘most economically advantageous tender’ (MEAT) approach as opposed to the lowest-price approach.
HAPS will work with our clients to establish their needs and priorities with the definition of value being unique for each project, therefore the assessment criteria will differ from project to project. During the pre-qualification process, assessment criteria are referred to as ‘selection criteria, whereas during the tender process they are referred to as ‘award criteria’.
Typically, assessments HAPS might consider some of the following criteria as part of the analysis:
After carefully considering all of the above through either a scoring mechanism with moderation our professional team can offer recommendations for the client to appoint a successful contractor.
HAPS if instructed will continue to instigate full contract administration functions to ensure all parties meet their obligations and that all notices, programmes, certifications, and payments are issued at the appropriate time.
